Highways/Proposed Access

A highways consultant has been appointed to advise on highways and site access matters. As shown on the Illustrative Masterplan, access to the site will be provided via Chester Road to the south. Secondary access points can also be provided, enabling connectivity and active travel arrangements to the local area. This includes the potential for an emergency site access point via Littledales Lane to the west.

The initial highways work undertaken to date confirms that the proposed site access via Chester Road can accommodate the delivery of around 495 dwellings – and that this is acceptable from a highways perspective.

Landscape & Public Open Space

Landscape and visual assessment work has established key landscape views and receptors on site, which has informed the illustrative masterplan. The railway lines to the north and east enclose the site, electricity pylons and residential development to the south also represent urbanising features.

The site will deliver significant areas of green infrastructure on site, including a Parkland area, community allotments, community orchard and various other areas of infrastructure, including ‘Central Common’ and formal play facilities.

Ecology & Trees

The development proposals respond to the existing green infrastructure (retention of existing hedgerows and trees where possible) and will also create new opportunities for ecological enhancement and sustainable drainage solutions.

The proposals will deliver 10% biodiversity net gain on site.
